Market Timing

The purpose of property market research is to predict growth and value before it occurs, so that your investment pays off. At Blue Wealth, we identify emerging trends by looking at the macro and micro environments, and help our clients capitalise on those opportunities accordingly.

This step uses historical price data to determine a property market’s position in its cycle as well as looking forward into the market’s potential.

Step two

Macro research

Blue Wealth Property’s macro property research focuses on analysing economic and demographic trends that affect the property market, such as inflation and interest rates. This information provides our clients with insights into the market’s future direction, enabling them to make informed investment decisions.

This step uses large-scale economic analysis to identify geographical regions that are likely to experience strong capital growth. This step is the bones of the outside wheel of our Research Methodology which includes the following factors:

Micro research

Our micro property research focuses on analysing specific property market conditions that will influence value, including infrastructure, employment opportunities and schooling. Once a region has been identified as having strong growth potential, we start delving into the finer details and the process of micro research. Our analysis includes:

We evaluate the project against other comparable properties that have sold in the same suburb on a per square metre rate, based on the quality of construction, location, aspect, floorplans and the amenities.

The availability of transport infrastructure particularly towards employment hubs can be an important to both prospective tenants and owner occupiers. We evaluate the modes of transport available as well as the distance and ease of access to them.

We compare the quality and level of inclusions such as benchtops, window coverings and appliances to the existing properties in the area as well as the floor coverings and windows.

The design and general layout of the building are assessed as to whether they have made good use of the space, adequate light and ventilation, kitchen layouts, parking arrangements, and security.

This is separated into two parts – the first being the distance of the property from employment areas, shops and eateries as well as to lifestyle related amenities. The second are the amenities within the development such as pools, gyms, saunas, cinemas weighted against the cost of levy rates.

Rent is obviously an important consideration when it comes to assessing investment properties. We evaluate the vacancy rates, rental yields, scarcity of the product as well as suitability to the target demographic.


Step four

Blue Wealth index

The last and most important step. Our research methodology uses all the details from the previous steps to rate each of the projects on a scale of 1-10 for both growth and cash flow.

Anything under 7 on this scale is instantly rejected which is why our property rejection rate is over 89%.
